Shooting Straight
Many of my listings sell in the first week (some on day one). Pricing is key. I won’t under-price your home for a quick kill, but sellers must understand that playing a “game” by overpricing will shoot us in the foot. The Market Price is exactly that… the MARKET PRICE. A deal can be killed by the buyer’s mortgage company’s appraisal. They will only lend money based on their appraisal. If their appraisal is less than the purchase price, they will lend money on the lesser amount, which usually kills the deal. PROMOTION is more crucial. Every listing should be marketed like it is the most desirable home in the area. I generate demand by holding an open house the very first weekend on the market. Then I contact my network of other REALTORS® (at my company and others) to alert them to a great new listing. My company also maintains an office of over forty agents in Brentwood, to better serve our Williamson County clients. I often work out of both offices depending on where my client is looking or where my listing is. I live in Williamson County just over the border of Davidson County, so I sell equally well in both areas and have also sold homes in surrounding counties including, Rutherford, Wilson, Smith, Coffee, Sumner and even in Kentucky! My listings are also featured on the Internet. My goal is to get all prospective buyers in our price range to see your home as quickly as possible. I make suggestions for furniture placement and home improvements to make your house even more desirable. Sometimes the simplest change can make all the difference.
